Really quaint. Lovely room. Friendly staff.
Other reviews say it is tired, but I stay in hotels every week and found this to be lovely and clean. It is an old property but the wi- for was excellent and the bath amazing!

This is an amazing little B&B with fantastic hosts where nothing is to much trouble. The breakfast was first rate, absolutely fantastic. Great room, lovely facilities, spotlessly clean and the shower was hot and nice and big. I do not have anything but praise for the place and would highly recommend.

A walk around the town of Rye is a must to see all the old buildings and shops.
There are quite a number of restaurants in Rye to choose from. Some of the 'owners' or managers need a course in customer service....Called into one to check his menu and when we said we were just looking he was not so helpful after we said we are just looking for a place for tonight....
However, we stopped into a small cafe for lunch and had great potato soup, which was excellent on a cold day.

A perfect weekend spot.
A perfect weekend spot. There’s lots to see, but it’s manageable in a weekend, with plenty of time built in to enjoy the culinary delights on offer - there are some very good restaurants and cafes. Rye is very hilly and there are lots of flint, cobbled streets, so those with reduced and/or limited mobility may find it challenging to get around. Many of the buildings are listed and so not always the most accessible - don’t let this put you off, but just be aware.

Rye is built on a hill so naturally has steep paths and many steps. However the local council try their best to discourage more elderly visitors by having closed most public toilets and arranging car parking so that visitors staying overnight have to be up early in the morning to get to the car parks at the bottom of the hill by 8.00am or risk a substantial fine. In view of this we would avoid staying overnight in the town in future

We go to Rye a couple of times a year, we either stay at the Mermaid Inn, if they have an offer on. Or The Kings Head. We really like the Kings Head as it is really good value for money & staff are always most polite & friendly. We particularly like Rye for its Character & charm. It is always bustling.
A place for a perfect little break.

A charming town with a bustling vibe, full of independent shops. The restaurants are many and varied. There was plenty to do, even in January, though some attractions, such as the visitor centre was closed (tho online it said it was open). The church and castle are lovely. The church tower has spectacular views all round. Loved it, even in the snow! We were surprised to find a 3 screen cinema, showing films throughout the day and evening - a delight in the bitter cold.
Wonderfully attentive staff, luxury hotel level breakfast. Our room (we switched as we needed a twin room and this was done super swiftly and politely) was very spacious, clean with brand new bathroom and furnishings. Great selection of teas and coffees in the room. Very comfortable beds. Magnolia House is a very short walk into town and very convenient, and offers free parking- which was a big bonus for us. Exquisite breakfast. Lovely manager/owner. Great choice for Rye. We only stayed for one night but would stay longer next time.
The food is exceptional, delicious & locally sourced. Fab breakfast too, full English or lighter choices ie yogurt/ granola.etc Very friendly staff. Comfy bed, property is full of original character, wonky floors, wooden beams, quite steep stairs. Nice touch with kettle, tea/ coffee & water provided in room. Location is really great & very conveniently located, ideal for exploring Rye. No parking onsite, plenty of parking options nearby.
It is fantastic place. Well managed and comfy for guests. In fact, I noticed: lounge, bar are prepared for less active guests those who prefer not to spend evenings out of hotel; big bonus for that. However for those who still are hungry of live, town of Rye is full of attraction in the summer (I don't know how is in the winter). I like way of ordering breakfasts: special menu list with boxes to thick to avoid waist.
The hotel is conveniently placed right in the heart of Rye. The room was spotlessly clean, comfortable and provided everything you need for an overnight stay. Breakfast was included and was anything from the cafe menu. We each chose a different dish and both were exceptional with local ingredients expertly cooked. Would we stay again? Yes in a heartbeat! Thank you to the staff for making our stay faultless.
Great location in center of town. The hotel was rebuilt a few years ago following a fire and is very up to date with comfortable beds, modern bathrooms etc. We stayed in a junior suite that was very spacious. The staff were all extremely friendly and welcoming. It is very convenient having a restaurant on site and we enjoyed eating both breakfast and dinner there.
Beautiful building with a wealth of history and interesting features. Friendly and helpful staff throughout the hotel and restaurant. Dinner exceptional and a lovely cooked breakfast. Good selection of drinks in the bar and plenty of warm fires for cold winter evenings. We would most certainly return on future visits to Rye and the surrounding area.
Staff were friendly and helpful. The location of the hotel is excellent and there are beautiful views from the front of the hotel. The bed was very comfortable and the room was equipped with a kettle. I was grateful to have both a shower and a bath in my bathroom. The hotel is a short walk from good restaurants, shops, cafes and pubs.
Location on Mermaid Street is perfect; nearby pubs offer excellent dinner (The Standard) and historic interior design (Rye Inn);
Renovation of a historic building (parts from 16th century) done perfectly;
separate parking space nearby was close by and a perfect option for a hotel in the historic district of Rye
The Staff here are lovely - so friendly and helpful... they made us feel very relaxed. The car park at the hotel is a bonus in Rye as not many properties have them, and the hotel is right on the river which is really pretty from the dining room. Bathroom was spotlessly clean. Bed was comfortable.
Practical location, great quality decor, fixtures and fittings. Easy walk in to Rye town and plenty of parking (with a catch). Absolutely immaculate cleanliness, right up there with the very best places we've ever stayed. Impressed!
Our room was lovely and very comfortable. We didn’t eat at the hotel as we were meeting up with friends in a Rye each day. This is the second time we have stayed at The Flackley Ash and enjoy it immensely.
Breakfast was fantastic and location is great (bearing in mind Rye is pretty small).
Staff are fantastic, probably the best of the hotel. Rye is a small town so no problems at all with noises at night.
Lovely small hotel in a central location for trips to Rye,Dungeness,Tenterden & Great Dixter Gardens.
Easy to find,good parking & clean fresh rooms.
The staff were happy to help.
Lovely stay in the perfect location to explore Rye. The house is full of character and spotlessly clean. The owner was also friendly and gave great recommendations for eating out.
The location of the hotel was very central and allowed to reach to any other place in Rye with a short walk. The hotel has a pub in it which serves great food. Bed was comfy.
The attic room / bed was comfortable with a great view. The hotel was very well situated. Most of the staff were friendly and welcoming. The town of Rye has a lot to offer.
